Post-carbon village · 700 m plateau · Yeşiller, Balıkesir

A village on the mountaintop, designed for the next hundred years.

A flat 700 m plateau above Yeşiller, Balıkesir. Wind first, solar second, batteries always. Year-round springs and terraced soil. Drone logistics in place of trucks. An autonomous software layer running the loops humans shouldn't have to. Non-profit by design, on-chain by default.

Site · Balıkesir

Why this mountaintop.

Balıkesir sits where the Marmara and Aegean climates meet. The site is what made the project possible — a rare flat summit, dependable wind, living soil, springs that don't run dry, and a 360° horizon.

700 m

Plateau elevation

Above the valley haze. Cleaner air, cooler summers, longer sightlines than anything on the coast.

Aegean

Dry-summer climate

Long dry summers, cool wet winters. Low humidity suppresses mold and pests — for crops and people alike.

360°

Marmara–Aegean wind corridor

One of Turkey's most consistent wind corridors. Sized for village turbines and passive ventilation, not utility scale.

Flat

A rare flat summit

The peak opens into a broad, gently rolling plateau. Buildable, walkable, farmable — uncommon for a mountain at this elevation.

Climate & soil

Climate and fertility.

A long growing season with cool nights and a dry summer that suppresses disease. Olives, vines, stone fruit, hardy grains and legumes thrive outdoors; greenhouses carry production through winter. Regenerative from day one — cover crops, rotational grazing, closed compost loops. The soil gets richer every year, not poorer.

  • Cool nights and a long season — exceptional flavour density in fruit and vegetables.
  • Year-round greenhouse production, heated passively by the sun.
  • Closed compost and greywater loops. Every nutrient returns to the soil.
  • Community seed library — heirloom varieties saved, traded, and openly documented.

Energy

Wind first. Solar second. Storage always.

An off-grid village has to survive a quiet, cloudy week. The plateau gives us both wind and sun, and we use them in that order.

↟

Plateau-wind turbines

Small, low-noise turbines along the plateau edge. Sized for the village, not the grid. Most productive in the seasons solar is weakest.

☀

Solar canopies

Shading, rain capture and generation in one structure — over walkways, parking, and greenhouse roofs.

◧

Battery + kinetic storage

A community microgrid that smooths daily peaks and carries the village through multi-day weather. No diesel backup.

Logistics

Logistics by drone.

Mountain sites are punishing to service with trucks. The village is designed around autonomous drones and ground robots from the start — not as a gadget, as the obvious answer.

Last-mile delivery

Cargo drones lift supplies from the valley road head up to the plateau. No daily truck runs up the mountain.

Inspection and maintenance

Scheduled flights inspect turbines, water lines, terraces and roofs — catching issues before they become repairs.

Medical and emergency runs

A small fleet on standby for medical supplies, search and rescue, and rapid response in bad weather.

Safety

Built into the mountain.

Designed to look after the people inside it.

▤

Mountain shelter

An underground shelter carved into bedrock. Built for seismic events, severe weather and civil emergencies — capacity for every resident.

⟲

Redundant essentials

Independent backups for power, water, comms and food storage. The village rides out an extended grid loss without outside help.

△

Fire defense

Cleared buffer zones, water reservoirs at elevation, and drone-led early detection through the dry season.

Daily life

A real place to live.

Not a retreat. Communal spaces are the centre of gravity; remote-work infrastructure is wired in from day one.

Seed library and greenhouse

A shared archive of heirloom seeds and a year-round community greenhouse, open to residents and partner villages.

Maker workshop

Wood, metal, electronics and 3D printing under one roof. Repair-friendly by default.

Studio space

Rooms for music, painting, ceramics and writing. Bookable by residents and visiting artists.

Remote-work hub

Fiber with backup uplinks, quiet desks, private call rooms, and meeting spaces built for distributed teams.

Shared kitchen and dining

A communal kitchen and a long-table dining hall. The social gravity of the village.

Sauna and wellness

Sauna, cold plunge, and quiet rooms. Small things, taken seriously.

Operations

Run by autonomous software.

A small operations team plus a software layer that quietly runs the loops humans shouldn't have to think about — energy, water, climate, drones, and shelter life-support.

Energy orchestration

Balances wind, solar, storage and demand in real time. Pre-charges before storms and sheds non-critical load before they hit.

Climate and greenhouse control

Per-zone irrigation, ventilation and shading driven by on-site weather and soil-moisture sensors.

Water-loop monitoring

Tracks springs, reservoirs, greywater and drinking lines. Alerts on anomalies before they become losses.

Fleet and resident ops

Coordinates the drone fleet, access, deliveries and maintenance tickets. One calm interface instead of five apps.

Three commitments.

🌱

Regenerative by default

Closed-loop water, zero-waste architecture, soil that gets richer every season.

⚙

Frontier as practice

An open-air lab for clean energy, food autonomy and biodesign — owned by the people using it.

◈

Non-profit by design

No founder dividends. No investor exit. LAND is the transparent mechanism on Polygon; every euro flows into an on-chain treasury.

LAND

LAND is a right of use.

LAND grants the right to use a hexagonal plot in the village for a fixed term. Renewal is how residents collectively pay the cost of keeping the village alive.

01

5-year term

Each LAND grants a 5-year right of use to one plot. Renewable at the end of the term.

02

Renewal is maintenance

The renewal fee is the village's maintenance fee — operations, infrastructure, shared services, reserve fund.

03

If not renewed

The plot returns to the village treasury and is reissued from the waitlist. The village always owns itself.

Treasury

Every euro goes back into the village.

ZergLand is non-profit by design. Every inflow — LAND issuance and renewals, retreats, residencies, farm and workshop products, research partnerships — settles into a single on-chain treasury.

∅

No profit takers

No founder dividends. No investor exit. Revenue cannot be extracted from the village.

↘

Where revenue comes from

LAND issuance and renewals, retreats and residencies, farm and workshop products, research partnerships.

↗

Where it goes

Maintenance and operations, infrastructure, shared services, and a reserve fund for fire, seismic, severe weather and medical events.

Single on-chain treasury. Published annual report. Every flow auditable.
